What To Expect In A Commercial Tenant Fit Out

When a new restaurant, shop or office moves into a commercial space, the electrical work is one of the biggest variables in the schedule. After decades of fit outs across Delmarva, from boardwalk restaurants to hotel renovations, here is how we keep it predictable.

Start With The Service, Not The Finishes

The first question is whether the existing electrical service supports your use. A retail space converting to a restaurant may need double the capacity for kitchen equipment and refrigeration. Finding that out early keeps a service upgrade from becoming a mid project surprise.

Walk The Plans With The Electrician Early

Bring your electrical contractor in when the layout is still on paper. We coordinate with your general contractor and the other trades, flag code issues before they are built in, and sequence rough in so drywall never waits on wire.

The Usual Sequence

  • Load review and service evaluation
  • Permits and utility coordination
  • Rough in of circuits, panels and low voltage pathways
  • Fixture, equipment and lighting installation
  • Inspection, labeling and turnover

Inspections Without Drama

We work with the local inspectors in Worcester, Wicomico, Sussex and Accomack counties week in and week out. Work that is done to code the first time passes the first time, and that keeps your opening date real.
